Approvals
Please read the conditions on the Decision Notice carefully.
- you must comply with all of the conditions. If you are unclear about any of them, please contact the Planning Officer who dealt with the application.
- some of the conditions may require you to submit further information to the Council for approval. You should submit this material with a covering letter clearlyexplaining which conditions you are seeking to comply with. Most conditions will need to be complied with before you start work on site.
- if you think any of the conditions are unreasonable you may appeal to the First Secretary of State, through the Planning Inspectorate.
- there may be an informative(s) on the Notice giving you extra guidance and advice.
- please also ensure that you comply with the requirements of any Legal Agreement that may accompany the planning permission.
Please note
Your Decision Notice gives permission only under the Town and Country Planning Acts. You may need other approvals, for example under the Building Regulations, or Party Wall Act, or permission from your neighbour to go onto his/her land.
If you need to alter your approved drawings please send full details to us. You should submit amended plans with a covering letter to describe the alterations that you would like to make. Minor amendments such as a change in the style of windows will not normally require the submission of a new planning application; these can be agreed through exchange of letters. However you should not commence work until the amendment has been approved in writing by the Council. If proposed revisions are more major you will probably need to make a new planning application.
Refusals
Make sure you understand the reasons for refusal on your Decision Notice. Your agent (if you have one), or the Planning Officer who dealt with your application, will explain them to you if you are unclear.
If you wish you can:
- submit a revised application to overcome the reasons for refusal. The application will not require a fee providing the application is for the same proposal and resubmitted within 12 months of the decision; and/or
- appeal to the First Secretary of State against the decision
Feel free to contact the Planning Department for advice. The Planning Officer may be able to suggest alterations which would make your development acceptable.
