Landfill enquiry costs
The council’s planning and pollution staff have joined forces to work more efficiently for homebuyers needing extra information with their land searches.
Clients requesting additional information about how close the property they are buying is to any current or former landfill site can now get a £10.15 saving on the standard price for producing this data.
Homebuyers and their solicitors pay a £10.15 fee as part of their land search costs to find out whether the property is within 250 metres of a current or former landfill site.
If the answer is ‘yes’ and purchasers require a full report, £10.00 can now be deducted from the £25.00 standard cost of producing detailed information on landfill sites to £15.00.
This has been made possible by improvements in efficiency, which staff have made. The offer comes in response to feedback from solicitors about how to improve the services the council offers to the legal profession and their clients.
The Local Land Charges team is already completing land searches for homebuyers within three working days – faster than any council in the Midlands and seven days faster than the Government target.
Returning searches to solicitors so quickly is already a remarkable feat but Walsall Council is committed to enhancing our service to the legal profession and passing on cost savings to the customer by imaginative joint working.

Walsall Council charge £124.50 for a full residential local authority search. There is also the option to provide a full Severn Trent Water Authority search and/or full Coal Authority search for one payment of £188.42.
Individually, a Severn Trent Water search costs £42.77 and a Coal Authority search £21.15.
Simply submit your request with payment to Walsall's Local Land Charges quoting the official search number to qualify for the reduced fee.
