Local land charges service aims

Our mission: "To provide a consistent, effective and quality land charge service contributing to the efficient working of the local property market".

Set out below are our service aims that we believe we are achieving. Should you feel that these are not being met please email us at locallandcharges@walsall.gov.uk.

  • To provide a consistent, accurate, high standard of service.
  • Aim to return standard searches in 3 working days.
  • Aim to return non-standard searches in 6 working days.
  • Aim to respond to all written correspondence within 5 working days.
  • Notify all known customers of any amendments/changes to the 'search form' well in advance.
  • Treat all customers in a just and polite way.

Main Duties

The main duties of the land charges and searches team are;

Maintain the local land charges register

Carry out local authority searches

Provide additional information in response to supplementary requests

Offer a personal search facility whereby members of the public can upon appointment view the local land charges register along with all other public registers held at these offices

Carry out a Commons Registrations Search

Respond to general enquiries

Performance Indicators

Our Goals are as follows:

  • Standard Searches less than 6 Working Days
  • Non-Standard Searches 10 days or less
  • Letters Answered Within 5 Working Days
