From 1st August, the new CON29 Version 2007 will be introduced to replace the current 2002 editon, for all searches.
The new forms are called CON29R which replaces CON29 Part 1Enquires and CON29O which will replace CON29 Part ll Optional Enquires.

The Home Information Pack
From 14 December, Home Information Packs will be required for all Residential properties marketed in England and Wales.

Local Land Charges Service
All searches (Con 29) will automatically include, free of charge, the following information:
- Copies of all planning decision notices revealed on the Con 29
- Copies of all building control decision notices revealed on the Con 29
- Copies of all planning enforcement notices revealed on the Con 29
- Copies of all section 106 agreements revealed on the land charge register
- Confirmation of disadvantaged areas for reduced stamp duty
All searches are returned within 3 working days
You will be able to pay and order your search on line via the land charges website. If you do not wish to pay online you can forward your cheque separately in the post.

Important information for property buyers
We encourage all members of the public to request a full local authority search from their solicitor when purchasing property
You can apply for a full local authority search by calling 01922 652554 all major credit cards will be accepted.
Personal search companies cannot provide the information required to complete a "Con 29" form in full (an integral part of a full local authority search).
Many proposals and schemes in the pipeline are not disclosed on the Local Land Charge register used by 'personal search companies' and members of the public carrying out their own search.
This information can only be obtained by asking the local authority the right questions which may be missed by personal search companies
We are aware of and concerned by the fact that properties are being purchased within the Walsall area without a full local authority search being made. You will no doubt appreciate that the purchase of a house is one of the most significant financial decisions which a person makes in their life. Therefore as a consequence of not obtaining a full local authority search the purchaser may be unaware of significant local factors or proposed development that could compromise the property in question

About us
The Local Land Charges Service is a statutory service, governed by the Local Land Charges Act, 1975 and the Local land Charges Rules 1977 which forms part of the property/land buying process.
We are responsible for maintaining the Land Charges Register and for carrying out local authority aearches.
When transactions take place solicitors, acting for the purchaser, carry out a search to find out legal constraints or issues affecting the property. In most cases your solicitor usually submits the forms on your behalf, but forms can be obtained from law stationers.
The number of full searches we receive is currently around 6,000 per year. Our turnaround time is 3 working days for a full local authority search
We reccomend you have a full local authority search, for further information please speak with your solicitor.
A full Local Authority Search consists of two forms:
LLC1 description
An LLC1 form which is a search of the land charge register revealing what HAS affected the property/site such as outstanding money owed to the council from renovation grants, private street work charges and repairs notices etc which if left unpaid becomes the responsibility of the new owners.
CON29 description
The CON29 is a list of questions set by the law society to establish what proposals there are to the councils knowledge that MAY affect the property/site these include such questions as is the highway fronting the property/site adopted, are there any contravention's affecting the property, is it subject of a proposed compulsory purchase order, are there any proposed road improvements etc.
