Walsall Building Control Service’ Residential and Safety Team, is made up of Building Control Officers dedicated to responding to your application deposit and your inspection requests, in an efficient, effective and professional manner.

Whichever option of application type you choose to submit, the Team is determined to provide you with the very best in Building Control and Associated services.

Prior to making your application, the following links to information will ensure that your application contains all the information required by the Team to enable a first time full Approval.

Past mining operations

Check in advance of making your application to see if your site is affected by past mining operations using this map of known mining areas. If your site is within the defined boundaries, contact the Coal Authority for a current mining report. If coal seams are identified as occuring at shallow depths, it is likely that a designed ‘raft’ type of foundation will be required. Your Architect/Agent will be able to advise you of this foundation construction, and provide details and spectifications for your builder.

Adopted sewers

Check in advance of making your application to see if your proposal is affected by sewers owned by the Water Authority (Severn Trent Water). If your proposals are affected by a Public Sewer, you are advised to obtain approval of Severn Trent prior to making your application. Please note that in these circumstances, a Building Notice type of application will not be Accepted, and such applications will be returned.

New housing developments

New housing developments, new appartment buildings and conversions to appartments, are subject to requirements that will require you to commision on-site sound reduction testing by an acredited organisation. The alternative solution of following ‘Robust Details’ should be agreed prior to submission, and we need to be advised of the relevant ‘Robust Detail References’ for the individual elements of construction.

For new housing/appartments projects, the team can work with yourselves and a third party warrenty provider, which should be appointed prior to commencement of works

Building Control Charges

Check to ensure that the correct charge is included with your application. The charge will depend on the type of work being carried out, if you have any doubt, contact Technical Support 01922 652408. An incorrect payment amount will cause delay in your application being registered.

Inspection service

Following a clear indication from customers for the need for us to provide more ‘early morning’ inspection visits, Walsall Building Control currently requires inspections to be booked between 8.45am and 4.30pm on the day before the inspection is required (24hrs notice). Your preference for ‘morning’ or ‘afternoon’ inspection (before or after 1.00pm) will be accommodated whenever possible.

In order to provide a fair and equal service to everyone, requests will only be acknowledged for inspections during these stated time periods, specific timed appointments will not be made.

The inspection will be then carried out on the following day (Monday to Friday) generally between 10.00am – 1.00pm or 1.00pm – 4.00pm.
