Thinking about selling your property

Before you can market your property you will need a ‘Home Information Pack’ (HIP), this pack holds all of the information a purchaser may need before deciding whether to buy.

Walsall is one of the first local authorities to make this option available on their website and the first to have designed easy to follow instructions and web links to assist sellers in the completion of their own HIP pack.

This option is FREE and EASY to complete yourself and maybe more cost effective than engaging a pack provider. You can complete your pack for around £250 including your land registry title & plan, Severn Trent drainage search, local authority search and energy performance certificate.


The search on the property, known as a standard local authority search, is a very important part of the HIP. Therefore in order to avoid delays caused by purchasers solicitors not wishing to rely on searches they or indeed your mortgage lenders may question, you should ensure that it is from a reputable provider such as the Council.

Purchase your search from the local authority and  if the search becomes more than 3 months old we will provide you or your buyer with one up to date refresh of the search FREE OF CHARGE. Beware this is not always available from other providers who may charge again for a second search to be undertaken.

If you choose to use an estate agent or solicitor to provide your ‘Home Information Pack’ please check with them to establish whether they use local authority searches in the pack to benefit from the free search refresh and additional documentation.
