Local land charges

About us         

The Local Land Charges Service is a statutory service, governed by the Local Land Charges Act, 1975 and the Local land Charges Rules 1977 which forms part of the property/land buying process.

We are responsible for maintaining the Land Charges Register and for carrying out local authority searches.

Before you can market your property you will need a Home Information Pack (HIP) this pack must include 3 search reports; Drainage and water enquiries, available from Severn Trent Water, Local land charges (LLC1) and local enquires (Con29R)  which combined is known as a full local authority search.

Order your Local Authority Search

There is an option to purchase a search whilst compeleting the home information pack using the download the Home Information Pack above link or a search can be purchased separately if required e.g If you are remorgaging your property you do no need a HIP but you may requrie a search.

You can order your search online or over the telephone and it will be returned within two working days.

Free search refresh after 3 months

Purchase your search from the local authority and  if the search becomes more than 3 months old we will provide you or your buyer with one up to date refresh of the search FREE OF CHARGE. Beware this is not always available from other providers who may charge again for a second search to be undertaken.

What you get free with a Walsall Council Local Authority Search

All searches automatically include, free of charge, the following information:

  • Search refresh after 3 months
  • Copies of all relevant planning decision notices
  • Copies of all relevant building control decision notices
  • Copies of all relevant planning enforcement notices
  • Copies of all relevant section 106 agreements revealed on the land charge register
